Plots open November 13, 2026. Take the assessment now; we’ll email you when your district opens.
Satire. These pages are the serious part. Plot in Hell is satire; the terms, refunds and privacy rules below are not.

Terms

Last updated: October 19, 2026.

These Terms are available in English, Spanish, Portuguese (Brazil), German and French. If the version in your language differs from the English version, the version that is more favourable to you applies. In all other cases, the English version applies.

These Terms are the contract between you and us for using the Plot in Hell website at https://plot-in-hell.com (the "Site") and for everything you buy or claim on it. The Refunds page is part of these Terms. How we handle personal data is explained in the Privacy notice.

Please read them. Unlike the deed, they are legally binding.

1. Who we are (the paperwork behind the brimstone)

The Site is operated by FARO DEVELOPMENT SRL, a Romanian limited liability company (SRL), with its registered office at Str. Traian nr. 26, parter, ap. 2, 400046 Cluj-Napoca, jud. Cluj, Romania, Trade Register no. J2010000982129, unique registration code (CUI) 27059379, VAT no. RO27059379 ("we", "us", "our").

  • Post: FARO DEVELOPMENT SRL, Str. Traian nr. 26, parter, ap. 2, 400046 Cluj-Napoca, jud. Cluj, Romania

"Plot in Hell" and "Satan Realty" are brand names we use. Satan Realty is not a company and not a real-estate agency. "L. Cifer, Managing Broker", "Charon, Ferry Operator" and every other character on the Site are fictional. We don't sell, rent or broker real property of any kind. Not in this world, and not in the next.

2. What you're buying (spoiler: not land)

Plot in Hell is satire and parody (in Romanian, a pamflet): a novelty digital product sold for entertainment. It is not real estate. Satan Realty is not a real-estate agency. Nothing on the Site is a religious or spiritual service, and nothing on the Site is a statement about any religion or belief.

Depending on what you choose, you get:

  • a named spot (a "plot") on a shared online map of a fictional Hell, shown publicly under the name you choose;
  • a PDF certificate (the "deed") and a page for your plot that you can share;
  • optional cosmetic extras, such as chosen "torments", which change only what is shown on your plot, deed and share images. Torments are printed, not performed.

No real, legal or spiritual value. A plot is not land or real property. It is not a title or a right to any property, real, spiritual or otherwise. It is not an investment, a collectible or anything with resale or cash value. The deed is a novelty item, not a legal document. What you get is exactly what this section describes, and your rights are the ones in these Terms.

Personal, not for sale. Plots, deeds and extras are personal. You can't sell, trade or transfer them, except through the gift features in section 10. Nothing on the Site can be cashed out.

Random extras. Extras with a random element always show you their result before you pay (section 7).

"Eternal" means "for as long as we run the Site". "Eternal", "forever" and similar words are part of the joke. Your plot is displayed for as long as we run the Site, subject to sections 13 and 14.

How long the contract lasts. Your contract for a plot runs for as long as your plot is displayed. You can end it at any time by asking us to remove your plot. After the 14 days in section 12, ending it this way doesn't come with a refund. We can end it only if we close the Site (section 14) or if you seriously break these Terms, for example by attacking the Site. Breaking the name rules leads to the measures in section 9, not to losing your plot. If we end the contract because of a breach, we tell you why by email.

What you need. The Site works in current versions of the major browsers with JavaScript turned on. Your deed is a PDF file that opens in any PDF reader. There is no copy protection (DRM).

3. Who sells, who delivers

  • The seller. When you pay, you buy from the payment provider named on the payment page, whose legal details are shown on that page ("our payment provider"). It acts as Merchant of Record: it is the legal seller of your order, takes your payment, handles the VAT or sales tax included in the price, and issues your receipt. Its buyer terms (linked from the payment page) apply to the purchase. "Satan Realty" is the name of our store on its checkout.
  • The supplier. We create and deliver what you buy (your plot, deed and extras) and run the Site. These Terms are our contract with you for using the Site and what you bought, including your licence to the deed.
  • Who to contact. For anything about your plot, a refund or a withdrawal, write to us, and we deal with our payment provider for you. For card or billing questions, you can also contact our payment provider directly.
  • Our promises stand. We are directly responsible to you for delivering what you bought, for it working as described (section 15), and for your 14-day right to withdraw and get a refund (section 12). We instruct our payment provider to make refunds and make sure they happen. If its buyer terms give you more rights, you keep them. If they give you fewer, for example no right of withdrawal, our promises in these Terms still apply. Nothing in its terms or in ours reduces the rights you have under the mandatory consumer law of the country where you live.
  • Free plots. Purgatory Claims and gift claims involve no payment and no seller. Your contract for them is with us alone.

4. How buying works (the fast part of eternity)

Who can buy. You must be at least 18 years old and able to enter into a binding contract to buy, to claim a free plot, to claim a gift or to join the waitlist. If we learn that a buyer is under 18, we may cancel the order and refund it in full. If we learn that we hold data about someone under 18, we delete it.

The steps.

  1. Pick a plot, choose a public name and, if you like, an epitaph, and press Reserve this plot. We hold the plot for you for 15 minutes. This is not an order yet.
  2. Your eternal routine shows the torments you've been given for free and lets you add extras. Your order lists every item and the total price. You can change or remove anything before you pay, and Back takes you to the previous step.
  3. Tick the box to confirm you're 18 or over, and press the pay button, which shows your total. This takes you to our payment provider's payment page, where you enter your payment details. You can still correct them there, or leave without paying.
  4. The contract is made when you confirm your payment on that page.
  5. We deliver straight away and email you a confirmation with your deed, your private management link, and a copy of these Terms and of the Refunds page attached.

We keep a record of your order and of the version of these Terms you accepted, and you can ask us for a copy at any time. You can conclude the contract in English, Spanish, Portuguese (Brazil), German or French. We don't subscribe to any code of conduct.

5. Prices and payment (the real part)

  • Currency. Prices are in US dollars, and you are charged in US dollars. If your card is in another currency, your bank may convert the amount and charge its own fees.
  • Tax included. Every price we show includes any VAT, GST or sales tax. The price you see on the Site is the total you pay. We don't add delivery or payment fees.
  • Your price depends on your country. We price by country so the joke costs about the same everywhere. We work out your country automatically from your IP address when you look at prices and when you order. This means the price shown to you is personalised on the basis of automated decision-making. For pricing, we use your IP address only at that moment and keep only the resulting price group. If we can't tell where you are, we show the highest of our prices. Everyone in the EU and the EEA pays the same price, whichever country they are in. Before you pay, your order summary says which country's price you are seeing.
  • One-time payments. Every payment is a one-time payment. There are no subscriptions and no automatic renewals.
  • Offers. Event offers and early-bird discounts apply only during the dates shown on the Site and only to the items named there. They are applied automatically at checkout. There are no codes.
  • Price errors. We recalculate every order on our servers. If a price was obviously wrong because of a technical error (a Penthouse for $0.66, say), we may cancel the order, have our payment provider refund you in full, and tell you why by email.
  • We never send bills. Satan Realty never asks for payment by email, letter or message. You only ever pay on our payment provider's payment page, after pressing the pay button on the Site. If a message asks you to pay us, it isn't from us. Please forward it to agent@plot-in-hell.com.

6. Holds and delivery (faster than the ferry)

  • When you press Reserve this plot, we hold the plot for you for 15 minutes while you pay. Each internet connection (IP address) can hold up to two plots at a time. If the hold runs out before you pay, the plot may go to someone else.
  • Don't use bots or scripts to hold plots, and don't try to get around the hold limits.
  • Your order is delivered as soon as our payment provider confirms your payment: the plot is marked as yours on the map, and we email your deed and private management link to the address you gave at checkout. If the email hasn't arrived within an hour, check your spam folder, then use the Lost link page or write to us.
  • If someone beat you to it. If your payment arrives after your hold expired and someone else has taken the plot, we give you the nearest free plot of the same type or better, in the same district if possible, and tell you by email. If you don't want the replacement, reply within 14 days and we refund the whole order. If no suitable plot is free anywhere, we refund you automatically.

7. Torments and random extras (fate is fair here, if nothing else)

  • Free torments. Every plot comes with one torment in each category, drawn at random from the free options in that category. Each free option has the same chance. They cost nothing.
  • Choosing instead. You can replace any torment with one you choose, at the price shown next to it. All-Inclusive Damnation lets you choose every torment for one price, except options marked as not included.
  • Wheel of Torment. The wheel draws a new set of free torments, with the same equal chances. Spinning is free, up to 3 times per hold. You see each draw before you decide anything. You pay the price shown only if you choose to keep a draw. If you don't keep one, you keep your first set, free.
  • Pandora's Box. Opening the box is free. It contains three different torments, drawn from the pool shown next to the box (the premium and myth torments and, during some events, that event's seasonal torments), each with the same chance, plus one "hope" drawn from a list of eight. You see the full contents before you decide. You pay the price shown only if you choose to keep them. The contents are fixed for each hold.
  • Before you spin or open, the Site shows what can come out and that every result is equally likely.
  • Arrangements. Extras such as Charon Fast Track are lines printed on your deed. They give you nothing outside the Site.
  • Cosmetic only. Torments and extras, random or chosen, have no monetary value. They can't be exchanged, sold, traded, transferred or cashed out, and they change nothing except what's shown on your plot, deed and share images. The 14-day withdrawal in section 12 covers the whole order, random extras included.

8. Purgatory Claims (free for 7 days, then we'll see)

  • A Purgatory Claim holds a free plot under your name for 7 days. You need to give an email address, and each email address can hold one claim at a time. Penthouses can't be claimed.
  • We email you a reminder 2 days before the claim ends, unless you opt out. If nobody pays for the plot within the 7 days, it goes back on the market and your name and epitaph are removed.
  • To make it permanent, you or anyone else can pay the price shown for that plot during the 7 days. The price depends on the payer's country (section 5).
  • If a friend pays, the plot becomes yours as a gift. The friend is the buyer, and the one who can withdraw under section 12. You control the name and epitaph. If the friend withdraws, the plot goes back on the market.
  • A claim is free, so there is nothing to refund. You can end it early at any time by writing to us.

9. Names, epitaphs and what the neighbours can complain about

You choose a public name (up to 24 characters) and, if you like, an epitaph (up to 80 characters). They appear publicly on the map and on your plot's page, deed and share images. Once a person on our team has approved them, they can also appear in the recent-sales list on the home page and, for penthouses, on the penthouse board.

The rules

  • The plot is for you. Use your own name or a nickname. Don't use another real person's name, including a public figure's, unless you are that person.
  • No names or titles of gods, prophets, saints or religious leaders, and no religious offices used as names (such as "Pope" or "Imam"). Your own first name is fine, even if it is also the name of a religious figure.
  • No insults, harassment, hate, threats, extremist slogans or codes, sexual content, or content about suicide or self-harm.
  • No links, contact details, advertising or other people's trademarks.
  • Nothing illegal.

How we enforce them

  • Automatic filter. When you type a name or epitaph, an automatic filter (a word list for each language) blocks some words and all links. You'll see a message and can choose something else. The filter is a simple list, so it can miss things or block innocent words.
  • Approval for the home page. Names appear in the recent-sales list and on the penthouse board only after a person on our team has approved them. Until then, those places show "Anonymous Sinner" or "Someone". This doesn't affect your plot's page, the map or your deed.
  • Reports. Anyone can report a plot from its page, or as explained on the Contact page. When a plot gets 3 reports, or 1 report saying it names a real person, its name and epitaph are automatically replaced with "Anonymous Sinner" until a person on our team reviews them, normally within 5 working days.
  • Human review. A person decides each case: restore the name, keep it hidden, or remove it. We act carefully, objectively and in proportion to the problem, and we take freedom of expression, satire included, into account.
  • What we may do. We may hide or remove a name or epitaph that breaks these rules or the law. We never edit what you wrote. After serious or repeated breaches, we may stop you from setting public names on your plots. Your plot and your payment are not affected: your plot simply shows "Anonymous Sinner".
  • We tell you why. If we hide or remove your name or epitaph, we email you what we did, the facts, the rule or law concerned, and whether it was done automatically or by a person. You can reply to ask us to take another look. You can also go to court.
  • Illegal content. When we're told about content that may be illegal, we act quickly, and we report threats to anyone's life or safety to the authorities as the law requires.

Licence. By submitting a name and epitaph, you let us display and reproduce them on the Site, on deeds and on share images, for as long as your plot is displayed. You keep whatever rights you have in them. Our own marketing uses only made-up names.

10. Gifts, packs and invites (misery loves company)

  • Neighbourhood Pack. Three standard plots side by side: one for you and two gift links for the plots next to it. Whoever claims a gift link picks their own name and gives us their email. A gift link that isn't claimed within 30 days expires, and the plot stays with you.
  • Gift recipients must be 18 or over and accept these Terms when they claim. Once a gift is claimed, the plot is the recipient's to manage, and it stays theirs even if the buyer withdraws (section 12).
  • Paying for a friend's Purgatory Claim is explained in section 8.
  • Invites. If someone buys through your invite link, you both appear on each other's deeds as "neighbours of record", by public name only. Neither of you sees the other's email.
  • Don't use gifts or invites to put someone else's name on a plot, or to target anyone against their wishes.

11. Your private management link (the only key we hand out)

There are no accounts or passwords. Your confirmation email contains a private link to a page where you can change your plot's public name and epitaph, change the language of your emails and deed, download your deed again in any language, and withdraw from your purchase (section 12). Choosing different torments there may cost extra, at the prices shown.

Anyone with the link can make those changes, so keep it private. If you lose it, request it again on the Lost link page with the email you paid with. If you think someone else has your link, write to us and we'll cancel it and send you a new one.

12. Changing your mind: 14 days to withdraw

You can withdraw from any purchase within 14 days, without giving a reason, and get back everything you paid for that order, extras and tax included. This applies to everyone, wherever you live. In the EU, the EEA and the UK, it is also your legal right of withdrawal. You keep this right even though we deliver straight away.

  • The 14 days start the day after you buy. If the 14th day is a Saturday, Sunday or public holiday, you have until the end of the next working day.
  • How to withdraw. Press Withdraw from contract here on the Withdraw page or on your private management page, and confirm. You can also email agent@plot-in-hell.com or write to FARO DEVELOPMENT SRL, Str. Traian nr. 26, parter, ap. 2, 400046 Cluj-Napoca, jud. Cluj, Romania. You can use the model withdrawal form on the Refunds page, but you don't have to. It's enough to send your message before the 14 days end.
  • Your refund. We confirm receipt by email straight away. We refund you within 14 days of receiving your withdrawal, usually within 2 working days, through our payment provider, to the payment method you used, at no cost to you.
  • Your plot. It goes back on the market, your name and epitaph are removed, and your private link and deed downloads for that order stop working. Gift plots that friends have already claimed stay theirs.

After the 14 days, your legal guarantee in section 15 still applies.

13. Renovations

Hell is permanently under renovation. We may update the Site, the map, the deed design and the features on offer, and open new districts, for valid reasons: to fix problems, keep the Site secure, comply with the law, add things, or keep running costs reasonable. These changes never cost you anything.

If a change would make your plot, deed or extras worse for you in more than a minor way (for example, if we stopped showing your plot's name on the map), we email you beforehand, saying what changes and when. You can then end your contract for that order free of charge, within 30 days of our email or of the change, whichever is later, and get back what you paid for the affected items. This doesn't apply if we let you keep the unchanged version at no extra cost.

14. The end of eternity

We can't promise eternity; nobody honest can. If we ever decide to close the Site:

  • we stop selling on the day we decide;
  • we tell you by email and on the Site at least 60 days before the closing date;
  • until the closing date, you can download your deed in every language and keep it offline for as long as you like;
  • if you bought something in the 12 months before our announcement, you can ask, at any time before the closing date, for a refund of 1/12 of what you paid for each full month between our announcement and the first anniversary of your purchase. For example, if you bought 3 months before the announcement, you get 9/12 of the price back.

After the closing date, plots and the map are no longer shown online. Your deed stays yours.

15. If something doesn't work (and what we're responsible for)

Your legal guarantee. By law, what you buy must match these Terms and the description on the Site, and work as you'd reasonably expect. For your plot and its display on the map, this applies for as long as we display it. For your deed and anything else delivered once, it applies for at least two years from delivery. If something isn't right, tell us and we'll fix it free of charge. If we can't, or don't within a reasonable time, you can have a price reduction, or end the contract and get your money back. These rights come from the law and are in addition to the 14-day withdrawal in section 12.

Maintenance and outages. The Site may sometimes be unavailable, for example during maintenance or an outage at one of our providers. A short interruption isn't a defect. If your plot or deed stays unavailable for an unreasonable time, the legal guarantee applies.

Liability.

  • We are fully liable, without limit, for harm we cause intentionally or through gross negligence, for death or personal injury, and wherever the law doesn't allow liability to be limited (for example, under product liability law).
  • For harm caused by our slight negligence, we are liable only if we break an obligation that is essential to this contract (such as delivering your plot and deed), and then only for the harm that is typically foreseeable for a contract like this one.
  • We are not liable for slight negligence in any other case.

Nothing in this section limits your rights under section 12 or your legal guarantee.

16. Intellectual property

The Site, its texts, artwork, map and deed design belong to us or our licensors. We give you a free, personal, non-exclusive licence to download, print and share your deed and share images for non-commercial purposes. The licence lasts for as long as you keep the deed, including after the Site closes. If you withdraw or get a refund, the licence for that order ends. You keep whatever rights you have in the name and epitaph you submit (section 9).

17. Changes to these Terms

We may update these Terms, for example for new features or changes in the law. Your order is governed by the version you accepted. A new version applies to existing orders only if the change is needed to comply with the law or a decision of an authority, to deal with security or abuse, or to describe a new feature you choose to use, or if the change only benefits you. In those cases we email you at least 30 days before it takes effect, unless the law requires it sooner. We keep every version we publish and send you any earlier version on request.

18. Complaints, disputes and courts

Complaints. Write to agent@plot-in-hell.com first. We reply within 2 working days and try to settle things within 14 days. Most things can be fixed with one email.

Dispute resolution. If we can't agree, you can use the alternative dispute resolution service of Romania's consumer protection authority, ANPC – SAL, at reclamatiisal.anpc.ro, or an approved dispute resolution body in your own country. We're not required to use a dispute resolution body and don't commit to doing so, but we'll look at any request in good faith.

Law. These Terms are governed by Romanian law. If you're a consumer, you also keep the protection of the mandatory rules of the country where you live. If a court finds any part of these Terms invalid, the rest still applies.

Courts. You can bring a claim in the courts of Romania or of the country where you live. We can bring a claim against you only in the courts of the country where you live.
